Landlord FAQS

1. What services does your property management company provide?
We offer comprehensive property management services, including tenant placement, rent collection, maintenance coordination, property inspections, and financial reporting.

2. How do you screen tenants?
Our tenant screening process includes background checks, credit reports, employment verification, rental history verification, and landlord references to ensure we place qualified tenants.

3. How much do you charge for property management?
Our management fee is 8% of the monthly rent or a minimum of $100 per month, whichever applies.

4. Is there a reserve balance?

Yes. A maintenance reserve is required to cover routine or emergency repairs, as well as other necessary property-related expenses. The standard reserve amount is $300. The reserve ensures that essential maintenance and property obligations can be addressed promptly, and any use or replenishment will follow the terms outlined in the lease agreement.

 

5. When do I receive owner payments?

Owner distributions are made on a scheduled basis, depending on when payments are received and cleared. After rent has been collected and property expenses have been paid, owners are issued distributions according to the owner draw schedule outlined in their Management Agreement.

6. How often do you inspect the property?
We conduct bi-annual property inspections. A full report, including photographs, is provided following each inspection.

7. How are maintenance issues handled?
We coordinate and oversee all maintenance and repair work. Tenants submit requests directly to us, and we ensure timely, cost-effective service from trusted vendors. Landlords are informed of all pricing and must approve work before it is completed.

8. How do you handle late rent and evictions?
Tenants who have not made full payment by the 10th of each month incur a 5% late fee, which is retained by SMC Houses. Evictions are not included in the management fee. Court filings, court appearances, and eviction proceedings are billed separately; please refer to our pricing guide for details.

9. How do I receive reports about my property?
Landlords have access to detailed monthly financial statements, occupancy reports, and maintenance updates via our secure online portal. All property inspection reports, including photos, are also uploaded to the portal for easy access.

10. Do you work with Section 8 tenants?

Yes, we welcome tenants with Section 8 / Housing Choice Vouchers. Our properties comply with all program requirements, and we work directly with the local housing authority to ensure a smooth process.
