2. How do I contact management?
Residents may contact management through the resident Portal, which allows you to submit questions, maintenance requests, and notices via email or text. All communications should be submitted through the Resident Portal (for tracking purpose). All contact information will be provided in your Welcome Package. If you need to contact the office by phone, calls are accepted during our regular business hours listed below. Please note that all requests and messages are reviewed during business hours.

3. What payment methods are accepted?
Payments are primarily made through the Resident Portal using a bank account (ACH) or credit card. Money orders are also accepted. Cash payments or personal checks are not accepted under any circumstances.
4. What happens if my rent is late?
If rent is not received by the due date listed in your lease, a late fee may be applied in accordance with Maryland law and the terms of your lease. Maryland law limits late fees to no more than 5% of the monthly rent. If payment is still not received, management may issue a 10-Day Notice to Pay Rent or Quit, which provides an opportunity to resolve the balance before any further action is taken. Our goal is to work with residents whenever possible, and we encourage you to contact management promptly if you anticipate a delay in payment.
5. What is included in the rent?
Utilities, parking, and other inclusions vary by property. Please refer to the property listing or your lease agreement for specific details.
6. Is renter’s insurance required?
Yes. Renter’s insurance is required and must be maintained for the duration of your tenancy. The policy must provide coverage for personal belongings and personal liability. Proof of active coverage may be requested at any time.
Failure to maintain renter’s insurance may be considered a lease violation as outlined in your lease agreement.
7. What should I do if something breaks in my unit?
Tenants must submit a maintenance request through the online Resident Portal or contact the management office by phone. All requests are addressed promptly and prioritized based on urgency. After your request is received, you will be contacted to schedule a date for a technician to assess and resolve the issue.
8. Can I have pets in my rental?
Pet policies vary by property. Please review your lease agreement for information on which pets are allowed and any associated fees or deposits.
9. How do I request a lease renewal?
You will typically receive a lease renewal or nonrenewal notice at least 90 days before the end of a lease that is one year or longer. To renew your lease, you can confirm your intent through the Resident Portal or by contacting our office directly. Lease renewal terms, including any changes to rent or other provisions, will be outlined in the notice. If you do not respond by the deadline, your lease may convert to a month-to-month tenancy in accordance with Maryland law and your lease agreement.
10. When will I receive my security deposit?
Security deposits are returned in accordance with Maryland law. Within 45 days after the end of the tenancy and return of possession of the unit, you will receive your security deposit or an itemized written statement explaining any deductions. Deductions may include unpaid rent, damages beyond normal wear and tear, or other charges permitted under your lease. The deposit and any itemized statement will be sent to your last known mailing address.
11. What happens if I need to move out early?
Tenants requesting early lease termination must submit a written notice to vacate, typically via mail, specifying the intended move-out date. Early termination may require payment of applicable fees or rent as outlined in the lease agreement. Tenants are encouraged to contact the management office to review their options and ensure all lease requirements and Maryland law are followed.
